McRight Family Flood Renovation Project

In 2018, Carroll Construction performed a significant renovation to the McRight's home to restore it after suffering damage from the 2016 flooding in Louisiana.

These native Louisianan’s were casualties of the August 2016 Great Flood. Their loves of cooking, gardening, and entertaining their many grandchildren was suddenly, violently ripped from them. With over 6 feet of water in their house, everything was destroyed. Almost a year after the flood, they contacted us, seeking someone they could trust to tackle the project.

Our restoration project included:

  • Demolition and removal of water-damaged elements of the home, plus pretreatment for mold
  • Insulating walls with rock wool and hanging sheetrock
  • Renovation of the exterior, including replacement of the front door and replacing the porch ceilings
  • A complete remodeling of the home's Great Room
  • The formal dining room was remodeled by extending the length of windows, installing tile, new sheetrock & paint, and installing a new chandelier
  • A massive remodeling of the kitchen, which included a new cabinet layer, window replacements, opening up the area by removing a wall, installing a large island, installing all new appliances, among other enhancements
  • Conversion of a storage room into a laundry room
  • Remodel of the bedrooms, including new paint, light fixtures, and doors widened to a minimum of 32" dimensions
  • The bathrooms were renovated to include ceramic tile on the floors, new paint, custom cabinets and vanities with granite countertops
  • A garden tub and large, tiled shower was installed in the master bathroom

Scope of the Renovation Project:

Renovation of the Exterior

The rotted wood soffits, eves, and rakes were replaced with new wood trim. The wood siding on the exterior of the home was removed and fiber cement siding applied and painted. The front exterior along with two of the back exterior doors were also replaced. A 3rd exterior door was removed and bricked over using brick salvaged from the interior fireplace demo. Both of the AC units, a 3 and 5 ton were removed from the front of the house and replaced with upgraded 16 SEER energy efficient units. The porch ceilings were replaced and painted and the rotting deck in the back yard was dismantled and removed.

Fully Renovated Great Room

We thoroughly enjoyed renovating the centerpiece of the McRight home, the Great Room. Ceramic tile was installed, all windows were replaced and their length was extended. Out-of-date wallpaper was removed and now a pleasing light paint covers the walls. The old wood-burning fireplace was replaced with an electric log unit inside a new wood burning fireplace. The bricks on the hearth were cleaned and a shiplap and brick surround was installed. New carpet was installed on the staircase and landing upstairs and new
balusters and railings installed on the stairs and the landing upstairs.

Formal Dining Room

All windows were replaced with the bottom windows being removed and the windows above extended to the length of the two windows together. Ceramic tile was installed. Walls, window sills, and baseboards and cased opening trim were painted a darker color than walls giving a nice contrast and sophisticated look. Popcorn ceiling was removed and the sheetrock was refinished and painted. A new chandelier lighting fixture was installed.

Kitchen/Pantry/Breakfast Area

A window in the kitchen was removed to allow for the new cabinet layout and the windows in the breakfast area were replaced. A wall was removed between the kitchen and the old laundry area to open common area for pantry, laundry, and kitchen for easy navigation.

New cabinetry and a large island with granite countertops were installed.

The dated furred down ceiling that changed levels between the kitchen and the breakfast area was removed to allow for a uniform visual plane and to showcase the large space as a truly open concept. The fluorescent lighting fixture was removed and all can lights were converted to 950 lumen LED can lights. Ceramic tile was installed. Walls, window sills, crown molding around the cabinets, and baseboards and cased opening trim were painted.

All new appliances including a double oven, range, microwave, dishwasher, and refrigerator were installed. All the plumbing fixtures were upgraded to lever type.

Renovated Laundry Room

The laundry had new cabinets installed with a dry bar. The old storage room was converted into a laundry room with LED can lights and ceramic tile installed. A rolling door and exterior door were removed to complete the space.

Bedrooms and Office

Ceramic tile installed and all walls and trim painted. The windows were replaced. Lighting fixture in the office replaced and bedrooms converted to LED can lighting. One wall in the master bedroom hallway that leads to the bathroom was removed to leave a larger area for ease of movement.

The secondary bedroom had two walk-in closets, so the closet closest to the master bathroom was repurposed to be used for the master closet and a wall was added to close in the closet.

All new wall and door additions utilized the minimum 32” dimensions for ease of movement.

Master and Guest Bathrooms

Ceramic tile installed and all walls and trim painted. The windows were replaced. Cabinets with granite countertops installed for vanities. New lighting installed. An enlarged shower was installed for ease of movement. The second bath included a tub/shower combo. Vanities have new sinks and faucets.

Your budget is the foundation for every other decision you will make while preparing to build a home because it provides context for what is possible. Most people attempt to answer the question of “What is my budget?” by simply deciding how much they would be comfortable spending. Unfortunately, while this is a crucial part of the process, it ignores the rest of the picture. We advise our clients to answer the following questions in the order below. However, if you are self-financing the project, skip to question #3.

1. How much will a financial institution lend me?

This sets what we refer to as your Maximum Loan Amount.

2. What type of loan will I need?

This is where many people get confused because if you ask the wrong questions when interviewing lenders, you’ll get vastly different answers. We recommend reviewing the information in this article on the loan type you will need before meeting with your lending candidates.

3. How much am I willing to spend?

Just because a lender is will to lend up to your Maximum Loan Amount, this does not mean you will be willing to borrow and spend that amount. Consider the monthly payments as a starting point and adjust your Budget amount from there. Your chosen lender can help you with this.

4. What can I reasonably expect to build for what I am willing to spend?

This answer will come from a qualified builder during your preliminary meeting. Be prepared to discuss your budget so that the builder can help you get a better idea of what size home to design to meet your goals.
