Bergeron Bath & Kitchen Remodel

Carroll Construction recently remodeled a client’s bathroom, kitchen, exterior finish, as well as all the doors and windows in the Ethel area.

Just some of the amazing features in this remodel included the upgraded windows and solid-core interior doors, shiplap walls in the bathroom, and the quartz countertops in the kitchen.

Our project included:

  • Designing a new kitchen and equipping it with high end appliances
  • Laying beautiful tile and wood laminate flooring
  • Building a custom entertainment center in the living room
  • Building out an efficient laundry room/half bath
  • Replacing all windows on the first floor with energy efficient double pane, single hung windows that tilt out for easy cleaning
  • Replacing all interior doors and the front exterior door, back exterior door, storage door, and roll up door
  • Developing several other cosmetic and energy efficiency improvements

Kitchen Features

  • Appliance package in the kitchen included single wall oven, gas cooktop with pot-filler, microwave drawer, and dishwasher.
  • Walnut butcher block on the island in the kitchen gives great space for food prep and a farmhouse sink for easier cleaning.
  • The outdoor kitchen includs a stainless steel grill and compact fridge.

Special Features | Interior

  • Living room, kitchen and dining room openings have beautiful exposed reclaimed longleaf pine box beams on the ceiling and a post connecting all three rooms.
  • Reclaimed cypress slab passed down from Grandfather used as the desktop in the office.
  • Shiplap walls in the utility/mudroom and wainscot trim in the dining room as well as the main stairwell.
  • Custom doors were installed in the office and the master bath add a touch of wow.
  • A dramatic brick wall accenting the Master Bedroom adds a rustic touch.
  • Classic soaking tub in the master bath and custom tiled master shower with frameless shower door.
  • 42" Monessen Ventless Gas Fireplace with log kit surrounded by natural stone surround and hearth and box beam mantel.

Special Features | Exterior

  • Front columns have a brick pedestal giving the columns a raised look.
  • Oxford Grey Architectural Shingle Roof
  • Ultra Grain Oak Walnut Finish long panel garage door with upgraded ceramic ball bearing rollers and wifi access to give an ultra quiet ride.
  • Upgraded R-15 Rockwool insulation at the exterior walls gives greater energy efficiency.
  • An x-frame theme was carried throughout the house in the porch railings, aluminum window transoms, and cabinet windows.

I have to take a moment to express my appreciation and gratitude to Robert, Tracy and Edward Carroll for their fantastic work on our remodel. It is BEAUTIFUL! They worked in every room of our home (in addition to complete kitchen and master bath updates, they replaced all of our windows, all six sets of French doors and all of the interior doors; so they truly were in every single room of our house), and were able to blend old and new together perfectly.

Scope of the Remodeling Project:

Fully Remodeled Kitchen

  • All kitchen drawer guides were replaced with full extension guides.
  • Modified the oven cabinet for new oven unit with a microwave.
  • Modified the cooktop cabinet for a new slide in range.
  • Removed a desk and built a new pantry cabinet
  • Installed new quartz countertops
  • Installed new lighting fixtures over the island and the dining room table as well as the stairwell
  • Installed new plumbing fixtures for the kitchen faucet and sink
  • New paint throughout
  • New tile for the kitchen backsplash

  • Built a new cabinet skirt for tub in master bathroom
  • Install new plumbing fixtures including a deck-mounted soaker tub, new shower heads, sinks, and faucets
  • Installed new lighting fixtures over the vanities and the tub
  • Install shiplap to replace wallpaper on the walls
  • New cabinet hardware
  • New crown molding and baseboards
  • New paint throughout
  • New tile surround for the tub and removed the fiberglass shower and replaced it with a new custom tile shower
  • Installed new shower door with frosted glass and upgraded mirrors
  • Installed new quartz countertops

  • Installed new aluminum clad double hung windows
  • Installed new solid core doors on the interior of the house except the closets which received hollow-core
  • New Fiberglass French doors on the exterior of the home with a fresh new bright shade of paint

IMPORTANT LOAN CONSIDERATIONS

Your budget is the foundation for every other decision you will make while preparing to build a home because it provides context for what is possible. Most people attempt to answer the question of “What is my budget?” by simply deciding how much they would be comfortable spending. Unfortunately, while this is a crucial part of the process, it ignores the rest of the picture. We advise our clients to answer the following questions in the order below. However, if you are self-financing the project, skip to question #3.

1. How much will a financial institution lend me?

This sets what we refer to as your Maximum Loan Amount.

2. What type of loan will I need?

This is where many people get confused because if you ask the wrong questions when interviewing lenders, you’ll get vastly different answers. We recommend reviewing the information in this article on the loan type you will need before meeting with your lending candidates.

3. How much am I willing to spend?

Just because a lender is will to lend up to your Maximum Loan Amount, this does not mean you will be willing to borrow and spend that amount. Consider the monthly payments as a starting point and adjust your Budget amount from there. Your chosen lender can help you with this.

4. What can I reasonably expect to build for what I am willing to spend?

This answer will come from a qualified builder during your preliminary meeting. Be prepared to discuss your budget so that the builder can help you get a better idea of what size home to design to meet your goals.
